Why is maintenance so essential for HVAC units:

Units are exposed to outdoor elements & highly susceptible to weather damage.  They're literally at the mercy of Mother Nature so it's important they aren't neglected.  It's recommended that maintenance be performed on HVAC equipment up to 4x per year.  These services help prevent potential breakdowns, increase the unit's efficiency, extend equipment lifespan and save money on utility costs.

What is performed during HVAC unit preventative maintenance?

  • Consultation with facilities management regarding any concerns, problems, etc.
  • Inspect belt for tension, alignment and condition
  • Clean/ replace filters
  • Inspect/ clean coils*, blowers, fans, motors, etc.
  • Lubricate motor bearings
  • Check electrical wiring and tighten connections
  • Inspect heat exchanger for rust, cracks or leaks
  • Check refrigerant pressure and oil levels
  • Thorough operational check of controls and components, adjust as needed
  • Clean area surrounding the unit
  • Complete maintenance report and discuss findings, recommendations with facilities management / owner

*Condenser Coils

What are condenser coils?

Condenser coils are located outside of your building in your condensing unit.  After refrigerant has turned into a gas and collected heat from inside your home, it travels to the condenser coils where the heat is transferred into the air that's blown over the coils.  Inside the coils, the refrigerant cools down, turns back into liquid and is sent back into your space.

Why is condenser coils cleaning important?

Over time, dirt and debris gets sucked into your outdoor condensing unit and begins to coat your condenser coil.  This makes it difficult for the condenser coil to do its job, because it is harder to transfer heat to the outside air when the coil is covered with dirt.

Without condenser coil cleaning, your air conditioner (condenser) will use more energy while simultaneously reducing its ability to cool your space.  Essentially, you'll be paying more for unit that is doing less.  Plus not cleaning your coils can cause compressor and motor failure.

How often should condenser coil cleaning be performed?

Your outside condenser coil should be cleaned at least once a year, more if necessary.
